To help ensure that TLC property lettings are able to find contract holders their perfect home we ask all prospective contract holders to complete the register with us form. This will help us match contract holders to the right property for them.
Before viewing any of our available properties we require contract holders to be able to provide us with proof that the following information is available, if not available we will not be able to offer a tenancy at that time. This is due to the high level of interest we have for our properties and we need to be able to move forward quickly to satisfy our clients on the successful rental of their property to fulfil out application guidelines with the referencing.
- To secure the property 1 weeks holding deposit is required
- A recent utility bill addressed to your current residence
- Passport and relevant documents in line with the right to rent legislation
- Landlord references from most recent address
- Recent pay slip (working applicants only) or proof of benefits
- Guarantor confirmation if required with above documentation from guarantor to support
- All contract holders must have the facility to pay the monthly rent by standing order
All properties are inspected by us on intervals requested by the landlord the property must be available to view at these times. A check in procedure is carried out by TLC property lettings agreed with the contract holders and upon vacation of the property a check out procedure. It must be in the same state of repair as at check in and any damages fixed by the contract holder deductions from the deposit will be agreed to cover further costs if needed.
Contents insurance is recommended to contract holders as TLC nor the landlord will accept liability for any damage to contents.
All utility bills unless otherwise stated are contract holders responsibility.
All required safety certificates will be provided by TLC property lettings.
Routine maintenance deemed normal household maintenance will be contract holders responsibility this can be explained in greater detail depending on the property. Should other work be required outside of the normal maintenance then TLC property lettings should be contacted and a contractor sent to complete the required work.
